This map depicts part of the centre of Winnipeg, including river lots on the tip of Point Douglas. The map shows named streets, railroads, numbered blocks and lots, and points of interest. As is typical of Métis settlements, the land was originally divided into long and narrow river lots. The map shows the development of the modern city over and around the pre-existing Métis parishes.

Two dates are used because the surveying was completed in 1883 and the map was published in 1885.

The titles written on the reverse of the sheets are: [1]. Point Douglas Common, Main Street to extreme point east -- [2]. Point Douglas Common, Main Street to Macgregor Street -- [3]. Point Douglas Common, Macgregor Street to McPhillips Street - most westerly limit. Landowners' names are preceded by notations such as "M.A. Grant no. ...", "Man. Act Grant no. ..." or "Com. Grant no. ...". A notation on a stamp from the Dominion Lands Office reads: "Compiled June 1885. F.C.".
